So here\u2019s a look ahead to what an extension project might look like for you:<\/p>\n<p>&nbsp;<\/p>\n<p><strong>How much will it cost to build?<\/strong><\/p>\n<p>There are a few factors that will affect costs including size, specification and location but for a rough guide you should allow for around:<\/p>\n<p><em>Single-Storey per\/m<sup>2<\/sup><\/em><\/p>\n<p>Basic quality:\u00a0\u00a31,000 to \u00a31,500<\/p>\n<p>Good quality:\u00a0\u00a31,500 to \u00a32,000<\/p>\n<p>Excellent quality:\u00a0\u00a32,000 to \u00a32,500<\/p>\n<p><em>Two-Storey per\/m<sup>2<\/sup><\/em><\/p>\n<p>Basic quality:\u00a0\u00a31,300 to \u00a31,750<\/p>\n<p>Good quality:\u00a0\u00a31,750 to \u00a32,100<\/p>\n<p>Excellent quality:\u00a0\u00a32,100 to \u00a32,750<\/p>\n<p><em>(These costs are per m<sup>2<\/sup> ground space, so a two-storey extension will offer twice the room area as a single-storey)<\/em><\/p>\n<p>A two-storey extension is an even better investment when compared to a single-storey. The excavation and the roofing costs won\u2019t change and this makes the cost\/ m<sup>2<\/sup> of a double storey extension much lower than the cost of a single storey.<\/p>\n<p><a href=\"http:\/\/www.ngparchitects.co.uk\/wp-content\/uploads\/2019\/11\/08016-5-Gillsland-Rd-0068.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-1153\" src=\"http:\/\/www.ngparchitects.co.uk\/wp-content\/uploads\/2019\/11\/08016-5-Gillsland-Rd-0068.jpg\" alt=\"08016 5 Gillsland Rd 0068\" width=\"3264\" height=\"2448\" \/><\/a><\/p>\n<p>&nbsp;<\/p>\n<p><strong>What other fees can I expect?<\/strong><\/p>\n<p>Planning Fees \u2013 You may need to get planning permission if the extension works are not covered under \u2018permitted development\u2019. We have good experience working with the guidelines in Scotland for \u2018permitted development\u2019 so we will be able to advise what will and won\u2019t need planning permission from an early stage.<\/p>\n<p>Design Fees \u2013 Our design fees vary on the type of works being carried out, the value of the project and a number of other factors. A fee scale for Building Warrants <a href=\"http:\/\/www.ngparchitects.co.uk\/wp-content\/uploads\/2019\/11\/Building_Standards_scale_of_fees-2.pdf\">can be found here<\/a>.<\/p>\n<p>Other Consultant\u2019s Fees \u2013 There may be a need for further consultancy, for example if you need to move, remove or replace a tree, flood risk assessment, ecology report etc. These costs will vary depending on the consultants required.<\/p>\n<p><a href=\"http:\/\/www.ngparchitects.co.uk\/wp-content\/uploads\/2019\/11\/this-one.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-1151\" src=\"http:\/\/www.ngparchitects.co.uk\/wp-content\/uploads\/2019\/11\/this-one.jpg\" alt=\"this one\" width=\"1024\" height=\"768\" \/><\/a><\/p>\n<p>&nbsp;<\/p>\n<p><strong>What else will I need to prepare for?<\/strong><\/p>\n<p>Site Access &#8211; How easy will it be for deliveries to be made to your home when building an extension? You\u2019ll need to factor in how trucks and lorries will reach the property and unload large items and materials. You\u2019ll also need to determine where trades will park and store their tools.<\/p>\n<p>Demands on Your Services &#8211; Don\u2019t forget to give your current services a health check. Don\u2019t assume that your electrics, heating and plumbing will be able to cope with lighting and heating extra space. For example, while replacing the boiler is an option, you could also look at alternatives such as\u00a0underfloor heating.<\/p>\n<p>Insurance &#8211; Importantly, notify your insurer of the work.
